Is my property being used as an Airbnb?
No. Your property is leased directly to Alura Partners under a standard residential tenancy agreement. We are your tenant and are solely responsible for operating the accommodation, guest management, cleaning, and day-to-day operations.
Are you insured?
Yes. We maintain comprehensive public liability and business insurance relevant to our operations, providing additional protection alongside the standard tenancy agreement.
Do you comply with strata by-laws and local regulations?
Absolutely. We operate responsibly and comply with applicable building by-laws, council requirements, and house rules. We only partner with properties suitable for our business model.
What happens if damage occurs?
Any accidental guest damage is managed directly by Alura Partners. We have processes and insurance in place to resolve issues promptly without creating unnecessary work for the owner or property manager.
Do you pay rent on time?
Yes. Rent is paid by Alura Partners in accordance with the lease agreement, regardless of occupancy levels within the property.
Can property managers still conduct inspections?
Absolutely. Routine inspections are welcomed and encouraged. We maintain our properties to a professional standard and are happy to facilitate inspections whenever required.
Do you allow parties?
No. We operate a strict no-party policy, use guest screening procedures, and monitor bookings carefully to protect the property and surrounding community.
